Saddleworth is a different proposition from the rest of Oldham. Bigger homes, higher energy bills, more roof space, and properties worth investing in (average around £393k). But it also comes with stone slate roofs, conservation areas, and exposed hilltop locations. Bigger homes, bigger savings

Stone slate roofs

Many Saddleworth properties have Yorkstone or stone flag roofs. Solar can go on these, but it's more involved than a standard tile installation. Standard shortcut mounting systems don't work — you need rafter-mount brackets with lead flashing, and the slates have to be carefully removed and replaced. It takes longer and costs more (expect a premium over standard installations), but it's absolutely doable. We'll be upfront about the time and cost during your survey.

If your stone slates are in poor condition and replacement slates are hard to source, we'll tell you. We'd rather have that conversation before taking your deposit than halfway through the job.

Exposed sites and wind loading

Parts of Saddleworth are 300-400m above sea level. The altitude doesn't meaningfully affect solar output, but wind loading is a proper consideration. Exposed hilltop properties need heavier-duty fixings and MCS 012 requires altitude correction factors in the wind load calculations. We factor this into every design — panels must be fixed to rafters, not tiling battens, which matters most at exposed sites.

Conservation areas

Several Saddleworth villages have conservation area designations. Roof-mounted solar panels are generally permitted development — no planning permission needed — provided they don't protrude more than 200mm from the roof slope or exceed the ridge line.

Listed buildings are a different matter — they always need Listed Building Consent. For listed properties where roof panels aren't possible, ground-mounted systems or standalone battery installations with a time-of-use tariff are alternatives worth considering.

We'd recommend applying for a Lawful Development Certificate before installation in conservation areas. It's a belt-and-braces measure and we can guide you through it.

EV charging
